Heelstone Hotels Group Ltd (HHGL) is a specialist hotel acquisition, development and investment company with over 25 years’ experience working across the UK & Europe.

Having worked in conjunction with some of the leading Global Hotel operators securing land and developing several hotels, we are well placed to advise on all aspects of hotel development and are looking to build relationships with more JV partners and investors across the world.

Our vision is to build a pipeline within the Hotel sector of quality hotel opportunities & investments using our expertise in acquiring and securing land, with or without planning consent, agreeing the best suited brand and management team to operate this and to then develop to brand specification.

We look to hold the asset  or would consider selling the investment on to institutional funds or long term hotel investors.

Through our in house acquisition department, we source and secure land for HHGL and our JV partners. With an enviable network of contacts, we have access to excellent on & off market sites and ensure we negotiate the very best deal.

HHGL have ongoing requirements across the UK & Europe for land, with or without planning, minimum of 1 acre in strong locations close to motorway links, edge of town & city centres and coastal locations.

HHGL will also look at conversions of existing hotels, office buildings, care homes, residential developments and taking upper parts of public houses & retail parades.

Once HHGL have land security, our design team work very closely with our chosen brands project management team designing the hotel. This is a proven effective and time efficient way of ensuring there are no issues during the build programme.

HHGL work with a panel of preferred construction partners who will deliver each project on a fixed design and build cost. We provide in depth communication with our brand partners all the way through the build to ensure there are no delays.

HHGL have developed excellent working relationships with some of the best hotel operation companies whom we work with depending on the brand chosen for each individual hotel.

HHGL continue to work closely with Leaf Hospitality, BDL Redefine, Front Foot, Sanguine Hospitality and Interstate to name but a few.

Our preferred partners provide us with profit and loss figures for each project based on their in depth knowledge of the area and brand, which is why we continue to exceed predictions on every project.

We usually sign up on a 3 – 7 year management agreement to ensure maximum returns are achieved.

Through our specialist planning & design team, we gain the relevant planning permissions once we have secured any land.

Working together over the last 8 years, we have one of the very best teams assembled and have a 100% success rate in achieving consents, which will sometimes be for mixed use developments to maximise the potential return from the land.

As our vision is to become a long term hotel investment company, we are looking to secure, develop and hold every project we build with the intention of operating these for 3 – 5 years to maximise returns.

We will also consider selling projects prior to completion, to institutional funds and long terms investors.
